Like I said at the meeting, it is clear you have been responsive to concerns from the neighborhood, and though the Commission still had some outstanding issues, it was obvious to me they wanted to reward you for that. As before, I still have concerns for views from the south. These concerns were largely dealt with in your revised plan, but now that the city has requested that Street C go all the way through, uncertainty has reappeared, and so again have my concerns. As you can imagine, I was very happy to hear of your thoughts on a potential green way added to the plan immediately to our north and am eager to see what you come up with regarding views and lot placement once Street C is re-instated back into your plan. A problem for us with Street C is it will undoubtedly have cars parked on it all the time (as parking seems in short supply there). I hope planned landscaping can help alleviate the sight of a row of cars. As I know you are aware, the housing density immediately to our north remains the most dense of all the planned development area you are proposing. I am happy to see that you are satisfying the Comp. Plan, but this is still a significant increase above what our neighborhood here in Baseline Crossing currently supports. We are at about 4.5 units per acre. On your 16 acres, this would only be 72 units, not 96 (or 24 units more!). So, as you make room for Street C, I sincerely hope you will consider allowing the three or so units you will lose to the road right-of-way to simply disappear, rather than trying to fit them in elsewhere in the immediate vicinity. I think it will go a long way to helping Markel Homes and the Baseline Crossing community ease into a happy relationship. Just so you know, before you came on the scene, we at Baseline Crossing received several mailings in 2005 from the city that indicated that the development to our immediate north would be "single family homes." So I and all of my neighbors fully expected to never see townhomes behind us. Some of us are reeling in a dull shock at the change, and most folks here would much rather see single-family homes from their properties than townhomes. Certainly we never expected to see so many townhomes.
