My biggest concern with your sketch plan is that your townhome project density is much higher than what we have immediately to the south, and everywhere else for that matter. Looking at your "Interconnectivity" map, you can see just how out of place your 170 townhome project seems with the neighboring communities. To the north, south, and east, all of the neighborhoods are either all or nearly all single-family homes. For example, to the north, the ratio of townhomes to single-family homes is 0. Similarly, to the east, the ratio of townhomes to single-family homes is 0. To the south we have 43 single-family homes and 27 townhomes, so the ratio of townhomes to single-family homes is 27/43=0.63. But your project shows 170 townhomes and 122 single-family homes, so your overall ratio is 170/122=1.4. In other words, your project would be the only community out here with more townhomes than homes! 40% more! Also, immediately north of Baseline Crossing where I live, you have 112 townhomes and 0 single-family homes, so the ratio of townhomes to single-family homes in this area would be 112/0=infinite! This seems to be designed to pack in townhomes like sardines on a regular grid into every available space so that the area is profoundly overcrowded. As a result, I think this fundamentally changes the character of all of the neighborhoods out here. I am working from the sketch plan I have of yours as of last Tuesday's Planning Commission meeting. If you have updated it so that the townhome density is reduced immediately to the north of Baseline Crossing, that would be encouraging to me. If that is the case, please let me know or send a scanned version of your updated plan so I can see it even though I can't come to the May 10 meeting. I hope this is useful input for you.
